  • Cost per square foot is one of the most common questions we receive. The honest answer is that it depends heavily on scope, site conditions, design complexity, and performance level.

    In mountain construction, factors such as access, slope, snow load requirements, glazing packages, mechanical systems, and finish level significantly influence overall cost.

    We focus on developing accurate budgets through design rather than relying on generalized square foot numbers. During early planning, we establish realistic cost ranges based on your specific project goals and site conditions.

    Square foot pricing can be a rough reference point, but it does not replace a properly developed budget.

  • We select the contract structure based on the scope and complexity of the project.

    Many projects are delivered under a fixed-price agreement once drawings, specifications, and trade pricing are complete. This provides clarity around scope and cost before construction begins.

    For larger or more complex projects, a structured cost-plus agreement may be recommended. This approach allows flexibility where scope is evolving, while maintaining full cost transparency and detailed tracking throughout construction.

    In both cases, our priority is clear documentation, defined scope, and open financial reporting. The contract structure supports the project โ€” it does not replace disciplined planning.
